What is a Senior Mobile Home Park?

A mobile home park much like a condominium association where the common spaces are maintained by the park owners and staff and where tenants have a small lot which they care for. When a park is deemed to be a senior mobile home park, they have rules about the minimum age of the people who live there. Most parks offer senior living for people aged 55 and older and do not permit those who are younger to live there. The park and its amenities are geared towards seniors and may have noise and usage restrictions. A senior RV park is somewhat different and yet, very much the same. The big difference is that there are not mobile homes in an RV park and the idea is that the tenant population is transient and not temporary. The price to stay in a senior mobile home park vary by park. Most are very affordable. Many parks have space rental in the $200-$300 per month range, which is appealing for anyone on a fixed income. Some parks may rent space for as high as $1,000 a month, but those parks usually offer special amenities like a gated community, security and on-sight maintenance.

How Can I Pay for a Senior Mobile Home Park Stay?

How you pay depends on the park and your arrangement. For RV owner, rent is often paid online at the time of your reservation. This means that you can pay with a credit card. For those who live in the park long-term, the rent is typically paid by check, though many parks are now allowing payment of rent online or in person using a credit or debit card.

Long-term residents usually have a lease or rental agreement and pay their rent monthly. RV owners and those residents who are temporary, may pay rent weekly or in one-lump sum.

In short, there are usually many options for paying for rent in a mobile home park or RV Park.

Most communities have at least one senior mobile home park within their communities. You can begin your search online. There many websites that are designed for seniors.

Many sites are area specific and focus on the local community. It is not difficult to find a senior living park near you.

If you are a senior who is looking for another housing option, consider the benefits of living in a senior mobile home park. Often what you will find is that the rent is affordable and can help free up money in your budget, especially if you are on a fixed income. As rosy as that all sounds, there are drawbacks. Mobile homes can be frustrating when it comes time to repair them as many of the appliances and other parts are not a standard size. Another drawback can be the cost to heat and cool a mobile home as not all of them are energy efficient. Guide to Manufactured Homes

Two Basic Types

In some manufactured homes communities for over age 55 a person buys the home and leases the land from a private owner or corporation.  This is called a land-lease community.

In others, one purchases the lot and home as a package.  One owns both the land and the home. There are other sub types such as a resident-owned cooperative.

Advantages of Manufactured Homes Over Site-Built

The two main advantages of a manufactured home over a site-built home are:

  • Difference in cost to build
  • Time it takes to build 

Building time is faster which lowers the cost.

What to call them

There is some confusion on whether to call them manufactured, mobile or modular.  There are also RV Park Models also called "tiny homes."

  • Manufactured or Mobile homes:  Determine what to call them by the date the home was built in the factory.  Older homes are mobiles and those built after June 15, 1976 are called manufactured.   

Most communities are a combination of the two types except newer communities that have all new models would be all manufactured.  Older communities may be all mobile or a combination.  This is because newer homes in mobile communities gradually replace older ones.

This usually occurs when a new buyer comes in to the community.  They may like the lot and buy or lease it, but they replace the older mobile with a new manufactured home.

  • RV Park Model:  There is another category that is becoming very popular with retirees and anyone over 55.  This is the park model home.  It is a manufactured home but it is registered with the motor vehicles department.  They are up to 400 square feet in size.  See this review of a land-leased "tiny home" community.  
  • Tiny Homes:  Park model homes are manufactured homes under 400SF, great for 1 or 2 persons, and so are coined the popular term "tiny homes."  There are 55+ park model communities with outstanding amenities.  See Arizona RV and Florida RV.  Be sure to see the RV Park article for a further explanation of these unique communities.  They can be for snowbirds or permanent year round living.  If for year-round living, make sure they are built for all seasons. 
  • Modular Homes:Modular homes are built on a foundation and treated as site-built homes. They are generally less expensive than site-built but cost more than manufactured.

Santa Cruz County 55+ Mobile Home Parks

Santa Cruz County has a lot of mobile home parks. About half of them are senior 55+ adult parks though there are one or two that are 62+. Mobile home parks can come in a few varieties of ownership.

Leased space, which is probably most common in the state. You lease your space annually and pay an individual or corporation that owns and maintains the park. These types might also have an HOA ( home owners association) that may address concerns of the residents to the ownership.Most of the parks in Santa Cruz County are under rent control, though the ones in Santa Cruz proper and some in Capitola are not. Two of the mobile home parks in the City of Santa Cruz have space rents that are astronomical.

The two following ownership types are sometimes describes as resident owned parks. ROP.

CO-OP Co-op parks are ones which the owners of the coaches got an association together and purchased the park from the prior singular owner. In a co-op park you own a share that is sometimes sold with or separately with the coach. As of 2016 the share prices seemed to range from about $35,000 to around $60,000. Most parks have converted years ago and they are sold with the coach. The co-op parks are operated similarly to a condominium. You have the exclusive use of your space and own a share of the whole park. Generally one can get mobile home financing in most co-op mobile home parks.

Land Owned Parks Land owned parks are the highest value parks. With a modular home in a land owned park, and the proper foundation, one can get conventional financing. These parks have a separate deeded legal description of the land upon which your coach and space occupy. The effective difference from a day to day living would be indistinguishable from any of the other modes of ownership, except instead of  having to pay the higher mobile home rates for financing, you can possibly get conventional home financing rates.So the overall cost of purchase can be less though the cost of the coaches in these parks are often the most expensive of any mobile homes.
